Friendly Reminders

  • Trash: Regular Mon/Thurs schedule for all days.

  • Bulk Waste Day: April 3rd is bulk waste day. Plainsboro offers Bulk waste days 4 times a year for Bulky trash that is not picked by regular curbside service. Plainsboro residents can drop it off at the Plainsboro Township Conservation Center. Accepted items include: Bicycles, Electronics, Furniture, Lawn mowers (remove gas/oil), White goods (appliances), Wood scrap, Other bulky items More details: Bulk Waste Drop Off
  • Sidewalk Repair: As per Plainsboro township regulations, the maintenance and repair of the sidewalks in front of homes are the responsibility of the Home Owners. Failure to repair or maintain these sidewalks may result in a fine by the township. Details here. Management will be getting a quote to repair common area walkways. If you have an area that needs attention, please put your request in a work order via your appfolio portal and we will ask the contractor to give you a quote as you requested. Having concrete replaced as a group will likely be discounted.
  • Dog Walking Rule: Many homeowners are complaining about dog owners not cleaning up after their pets. All dogs need to be on a leash when walking and owners are required by law to clean up after their pets. Details here.

Upcoming Events

  • The monthly board meeting will be held on Thursday, January 14, 2021, at 7pm via Zoom. All homeowners are welcome.
  • The Annual Meeting will be held on Thursday, Apr 8th, 2021, at 7PM.

Management Updates

  • Tennis Court Use: The Board expressed its concern about the tennis courts being used for other purposes than tennis or pickleball. Members should note that skateboards, rollerblades, bicycles, hard shoes, hockey sticks and other paraphernalia are strictly prohibited, as are pets (with or without a leash).
  • Nominations for the four open Board member seats are due at 12:00 noon on March 4th. You can use the attached form, or access a copy of the letter that you received with the nomination form on the online portal at this Piazza Portal.
  • Actual Ballots will be created with the names placed in nomination. They will be distributed via mail and due back to us just prior to the annual meeting. More information regarding the elections to follow.

Volunteer Wanted for Covenants Committee

If you are interested in becoming a member of the Covenants Committee, please send us a note at Concierge@OurManager.net. The Board wishes to thank Lionda Kurtz for her many years of servicing as the chair of that committee.

The HOA board met on 3/11:
  • Tot Lots: The tot lots will be opened for use. However, the board will be unable to sanitize them. If you wish to use, please maintain social distancing and sanitize prior to and after use.

Home maintenance:

Management started to review the community at the request of the board. The items below a list of the items. Please review your home and complete the items as needed.

  • CONCRETE SIDEWALK or DRIVEWAY APRON TRIP HAZARD
  • GRASS NEEDS CUTTING, OVER 6 INCHES OR WEEDS PRESENT
  • GRASS AND/OR WEEDS IN CRACKS OR AT THE CURB
  • PRUNE TREES OVER YOUR SIDEWALK TO 6 FEET HIGH OR MORE
  • POWER WASHING
  • PAINTINGo OR
  • REPAIRS OF EXTERIOR IS NEEDED Garage and Entry doors, fences, shutters and trim are included
  • DEBRIS/GARBAGE ABOUT PROPERTY

External Modifications: All exterior changes need to go through the Covenants Committee for review and approval. These include, but aren't limited to, changes to home additions, installation of sheds, changes in paint colors (including siding, trim, roofs, doors, windows, and gutters), changes in style, color, and/or placement of fences, driveways, sidewalks, front steps, etc. Applications are available in the portal

Bulk Waste Removal: Our contract for trash removal provides bulk waste removal for homeowners at no additional cost. To schedule, please call Republic Services 732-545-8988 and use the Gentry account number: 3-0689-1002162

Clubhouse Rental: The clubhouse is available for use by residents (and their guests) all year but please note there is no air conditioning in the facility. Rent $100 plus $200 refundable security deposit. Please contact Marlene Walters at MWalters@OurManager.net for scheduling.
